Welcome Home!














For more than six years, 450 Hickory has been a wonderful home for our family. We hope to find someone who will love it as much as we have.

The house is located on a very quiet street at the edge of the Greenway Park subdivision. It backs to open space, with a fantastic playground beyond that. Ryan Elementary School is on the other side of the open space. Greenway Park is centered around a charming 9 hole, par 3 golf course, where homeowners can play for free. There is also a pool, tennis courts, and basketball courts, all free for homeowners to use.

The front of the house has a cozy porch, shaded by a beautiful maple tree, and overlooking a low-water perennial garden that blooms from spring until fall.

There are walking trails all over the neighborhood, and the Big Dry Creek Trail is only about a mile from the house, easily accessible by bike or on foot. A few hundred yards to the north is another park, complete with a soccer field, a baseball diamond, playground area, and paved trail all around the edge:













There are three grocery stores (Sprouts, King Soopers, and Safeway) within easy walking or biking distance. The post office and fantastic library are also less than a mile away, as are numerous restaurants and stores.

The Westminster Promenade is less than two miles away. It has a great AMC 24 screen movie theater, a huge bowling alley, a Dave & Busters, and tons of great dining, shopping, and entertainment. Across from the Promenade is the Butterfly Pavilion - a perfect place to take the family or out of town visitors, and it's only a few minutes from the house.

The exterior of the house was painted in 2008. Nearly all of the interior has been painted in the last two years. The roof and 5 inch seamless gutters are brand new (March 2009).

The floors upstairs are laminate, which we love. They are a breeze to clean, and only about a year old. The flooring extends into all three bedrooms upstairs, and coordinates perfectly with the two inch wooden blinds on all the upstairs windows. The same blinds are also in the kitchen.



































The kitchen is one of our favorite rooms in the house. It has tons of counter space and storage, including two large lazy susan corner cabinets. There is a very versatile table-height counter along the wall that is open to the dining room below - use it for informal dining, homework, or whatever you like. The dishwasher and microwave are brand new; both were installed in the spring of 2009.

















































The main bathroom has a Solatube that provides wonderful natural sunlight all day. The east facing side of the house has lots of windows that catch the morning sun beautifully. The lower level has a dining room with built-in oak shelving and a sliding glass door that provides plenty of light. Adjacent to the dining room is a separate office that eliminates the need to use one of the bedrooms as office space. It would also make a perfect craft area or exercise room.
